This remuneration shall be payable on the day on which the transaction is actually completed and recorded in a written instrument, even if the Principal were to subsequently, within 12 months of the expiry of the agreement, deal with a buyer presented by the Agent during the agreement. 
In the event of the possible exercise of a right of pre-emption, the pre-emptor shall be subrogated in all of the purchaser&rsquo;s rights and obligations - consequently, any remuneration payable by the purchaser shall be borne by the pre-emptor.
